As we tour, we will be discussing the ideal criteria for an investment property that goes beyond dated kitchens and ugly wallpaper. There are “deal breakers” that can only be assessed on-site. We will answer questions related to zoning, criteria for additional suites, parking requirements and more.
As we move on to the next property, we will share what the process is from city permits, demo, ideal layouts, options for waterproofing and much more. Often this is the time when clients ask about plumbing and electrical, legal separation and fireproofing. The demo is underway and much of the home is exposed — a blank canvas. We will share how you can maximize the space and what tenants are looking for today and how many will pay a premium for certain features.
Finally, we will go through a home close to completion and ready for tenants. We will discuss the rental market, ideal tenants, property management and how to handle tenant issues if they come up.
